Hi finally,

Each lender I think operates differently. I have been told on the phone by one lender that they will somtimes delay if they get a hardship letter from you and are considering a short sale. However, I have no idea how long. I think the lender would definitely delay if you have an offer for them to review. I think they still may drag their feet, but it is in their best interest to consider an offer on the table rather than the hassles of forclosing. I know I have an offer on the table with countrywide and they are jerking me around by not loggin in my deal, and saying the have orderd a BPO when they have not. I would consider a really agressvie price on the short sale. I had my place priced at market value and no traffic. I have dropped it another 15%. I want to get an offer to work with and get the ball rolling, I don't really care if the banks get $50k or $$75k. I just want to get this monkey off my back...
