Send the letter first. They will request the info needed from you.
There is no magic formula, everyones mortgage has different circumstances such as state, investor, guidelines for area, financial guidelines etc...and even these change regularly withing the investors groups.
Let them tell you what they need from you and answer as succinctly as possible.
