Welcome to the forum and thank you for joining..........

You may want to see if you can begin by trying to short sale the property..............talk to the real estate agent and let them know that this is what you have to do and if they have experience with short sale negotiation..............it is the lender that pays the commission because the short sale is done in a hardship situation............
You would need to contact Citi and find out if that can be an option for you, and if so ask for a short sale package, and start with that.

In Texas deficiency judgements are allowed........which is why you would need to make sure that the agent has done short sales before.
