Welcome to the forum and thank you for joining..........

Here is what is going to be a big issue for you regarding a deed in lieu or a short sale..........."there is plenty of equity in this house/property"

In a property that has that much equity..........an investor will look to simply foreclose..........they will make more money than the alternatives.......

It is going to be very difficult to convince them otherwise.............
but you can try...........put your hardship letter into the body of an email and send it to each of the addresses below.........see what kind of response you will get from the higher ups...........
