success! just got off the phone with tabitha. in a nutshell, they are capping unpaid, since spouses income justifies payment are not lowering rate but are fixing it from adjustable to fixed, no pre-pay penalty, any/all fees rolled (2k attorney's) , int. only feature for five years, and no payment due until sept. 1st. foreclosure STOPPED/OVER!!!!!!! spouse really wanted rate reduction but our debt was not high enough? anyway, brought us current and then some cushion, no pre-pay very good, once we're on our feet can refinance and no money upfront at this time either. got everything except rate reduction. all things considered, we're going to take it. she is fedexing papers this week after 'standard auditing' to make sure she's done them correctly. no one else could've treated us better and more quickly than she has. never, in a million years would we have thought this would have turned out so well and it IS all thanks to you. told her we had heard from asking around that she was good and that is was appreciated. she said it made her day.
