Thank you PAC1010, that is YERY intresting. Wamu told me they don't do 30 yr fixed for a loan mod and more likely the new rate will be 7.50 and above for 2 years.

I have all my doc's to my adjuster and she wants to make a decision today.
I just recieved an email from her and she will be calling me to discuss my situatution shortly.

If I could ask a few questions, when did you complete your loan mod?, great idea to discuss the renting statagey( it will help my postion), what was your monthly surpus/deficit when you completed your income and expense sheet?
any other tips in negotiating my loan mod?
