Thanks for the update. I'm very sorry to hear your short sale hasn't worked out so far. I know you're ready to have this behind you after 10 months.

From what my realtor says you have to really play hard ball during the negotiations, especially when it comes to settlements. Is there any way to negotiate with the 2nd? Wouldn't they rather get $3K than nothing? It makes no sense for them to let it foreclose when they could sell it. Maybe there's still hope?
